Benefits to Getting Pre-Approved for a Mortgage

Pre-approval, as opposed to "pre-qualification", signifies that the loan application has been taken through a rigorous procedure.

Here's why pre-approved buyers are ahead in the home buying game:

  • If you make an offer on a home and then apply for a loan, you are at the lender's mercy.
  • Pre-approval saves time spent looking at houses you can't afford.
  • A pre-approval letter from a lender gives you an edge when multiple offers have been made on a house.
  • Pre-approved buyers can generally close on their new home quicker, since most of the work has already been done.

For more information on why it is to your advantage to get pre-approved for a mortgage, call me today at 616-293-9952.

Harvard’s 5 Financial Reasons to Buy a Home

Harvard’s 5 Financial Reasons to Buy a Home

Success Story

August 15, 2014

We had the pleasure of working with Liz Opatic, Realtor for Five Star Real Estate. We were looking to purchase a larger home for our growing family and also needed to sell our current home. While searching for our next home, Liz listened to our wants and needs and always made herself available to bring us through houses so we wouldn’t miss a great opportunity. She is extremely patient and understanding, especially when we weren’t exactly sure of what we wanted, but she helped us figure that out. We eventually found our dream house and Liz made the purchasing process seamless.

When it came to selling our house, Liz walked us through everything we needed to do, helped us stage our house for showings and put our mind at ease during the entire selling process. Our house sold in a very short time and we have Liz to thank for that!

We would recommend Liz Opatic to anyone looking to buy or sell a home. She is extremely professional and knowledgeable about the entire buying and selling process. Thanks again Liz!

Hudsonville

The City of Hudsonville has a long history. The community began in 1856 when an Englishman, Homer Hudson from Ohio, settled in Georgetown Township for the purpose of starting a nursery to raise fruit trees. By 1872 the area settled by Mr. Hudson was designated as Hudsonville by the Federal Government. In 1927 Hudsonville became a village and in 1957 if officially incorporated as a city. Hudsonville is located along the i-196 midway between Grand Rapids and Holland in one of the fastest growing areas in the state of Michigan. In the recent past the city has seen the creation of three business parks to accommodate light industry and commercial growth.

During the same time period the downtown area was redeveloped. The city has two community parks, one neighborhood park and a nature center. In 2004 the city dedicated a new veteran's park located next to city hall. This park has six life size statues representing the five branches of the military, a memorial wall for veterans’ names and an amphitheater that will accommodate seating for over 250 people.

The City Commission promotes cooperation and regional planning through its membership in the Grand Valley Metro Council made up of over 30 municipalities. In late 2004, the new South Beltline Freeway (M-6) was completed, originating just outside of our southern city limits. Hudsonville is a great place to live. We are known for our well-kept homes, fine churches and excellent public and private schools.

They are also known for an impressive school system.

---------------------------------------------------------------------------------------------

 Grandville

Established in 1833, and incorporated as a City in 1933, the City of Grandville is nestled along the shores of the Grand River in the Southwestern side of Kent County, Michigan, approximately 8 miles southwest of Grand Rapids. The City of Grandville encompasses an area of approximately 8 square miles. Its population, as of the 2010 census, is 15,378. The City of Grandville has often been known as the City of "churches and parks." There is a Downtown area for shopping as well as the Rivertown Parkway corridor with the Rivertown Crossings Mall, tons of other shops and a plethora of dining options.

---------------------------------------------------------------------------

Wyoming

The City of Wyoming is hardly your typical city.  Rather than spreading out from an original point of settlement, this community grew from the outside in.  And today its downtown is a three-and-a-half mile stretch of five-lane 28th Street, one of Michigan’s busiest roadways.

Though commercial establishments are scattered throughout Wyoming today, the greatest concentration is along 28th Street.  Wyoming City Hall is there, too---directly across the busy street from Rogers Plaza, the first shopping mall in Kent County.
Early in its first year as a city, Wyoming officials sifted through contest entries and selected a motto---‘City of Vision and Progress.’  It has proved to be an appropriate choice.  The city appears to have had 20/20 vision and continues to make great progress.

Wyoming’s population continues to grow.  Today, Wyoming is Michigan’s 16th largest community with west Michigan’s third largest industrial tax base.  The City has grown to 72,125 strong with a diverse cultural base, seven school districts, a balance of older and modern homes, retail variety and an abundance of parkland.  All this takes place in a region that is proud, independent, and growing while still competitive.

GrandValley State University is the fastest growing university in the United States, both in population and physical size, as the university is continually building more facilities. The university is also ranked as one of the top up and coming schools in the Midwest. The university enrolls a total of just under 25,000 students on the Allendale campus and two campuses in the surrounding area, and offers over 200 areas of study, making it the largest university in the Grand Rapids region.

Ford International Airport is situated on approximately 2400 acres within the Township boundaries. Commercial establishments within the Township include large supermarkets, several hotels, restaurants, retail plazas which offer a wide variety of goods and services and many professional office buildings. Things to Consider When Choosing a Mortgage Lender

I've worked with hundreds of mortgage companies and loan officers throughout my career. Here is my advice from experience as both a Realtor and a borrower.
  • There are several mortgage websites out there that claim they will have lenders compete to give you the best deal on a mortgage. This does not always mean that they are the best option. I've had both good and bad experiences with these lenders. Please investigate further before choosing a lender by this aspect alone.
  • Dealing with local lenders can be beneficial. They know the market that you are in and will have more motivation to do a good job hoping that you will send referrals their way in the future. You can also deal with them face to face versus only having contact via email or phone.
  • It is not all about the rate. Closing costs are a factor as well. Always ask for a Good Faith Estimate when choosing a lender. This will give you the full picture of your payment, escrows, taxes and all of your closing costs and pre-paids. I believe this information is essential to make good decisions.
  • Just because a lender can give you the "best deal" doesn't mean that they are the "best option." Sure they are giving you a great rate and have the lowest closing costs, but they may have poor customer service and take forever to get the loan closed. This can cost you the house you love. You don't want the seller to grow impatient and move on when your lender needs extension after extension.
  • Get referrals. Your Realtor or friends/family who have had experience working with a particular lender can be a better way to go versus blindly picking someone off a website or out of a phone book.
If you would like a referral to a great lender please let me know!! I have fantastic loan offers that I would be happy to direct you to!
