What Determines A Buyer's Market, Neutral Market or Seller's Market?

It's all about the fundamental law of supply and demand.

In a Buyer's Market there is a greater supply of homes and a fewer amount of buyers in the market. This causes the price of homes to depreciate. This is when there is a greater than 7 month supply of homes on the market.

In a Neutral Market there is a balance between homes available and buyers in the market. This causes homes to only appreciate with the rate of inflation. This when there is a 6-7 month supply of homes on the market.

In a Seller's Market there are fewer homes available and buyer's will have to compete for the homes on the market. This causes the price of homes to appreciate. This happens when there are less than 6 months of inventory on the market.

2013 Home Features Survey

Which Home Features Did Buyers Value in 2013?


  • 20% of home buyers felt that granite countertops were very important
  • 17% of home buyers said that they valued stainless appliances
  • New kitchen appliances and eat in kitchens were more important than the granite countertops or stainless appliances.
  • 65% of buyers considered finding a home with central air conditioning very important to their search
  • Among buyers 55 years or older, 42% considered finding a home all on a single level very important, compared to just 11% of buyers under 35.
  • The feature that had the highest value that buyers were willing to pay more for is having a waterfront property.
  • 53% of buyers did undertake a home improvement project within 3 months of buying, and the typical buyer spent $4,550 on improvement projects.
  • 97% of buyers were satisfied with their recent home purchase.
